Qualified Opportunity Fund Structure: Tenant sets up a Qualified Opportunity Fund (QOF) to lease building space from the Landlord. Taxpayer/owner of the QOF can elect to defer capital gains and receive additional tax benefits (assuming investment holding periods are met) by investing gains into the QOF. Proceeds received by the QOF will be used to purchase FF&E used for the operating business.
